This role serves as an Indoor Air Quality (IAQ) Maintenance Lead, specializing in the oversight and execution of critical HVAC system hygiene to ensure occupant well-being. The position manages a specialized team focused on coil, duct, and vent cleaning, ensuring all technical troubleshooting and maintenance align with rigorous industry standards and campus specifications.
Responsibilities
- Oversees the execution of various maintenance tasks intended to monitor and ensure critical building systems that significantly impact occupants' well-being. These systems include but are not limited to, coil cleaning, duct cleaning, supply/return vent cleaning, and HVAC interior equipment cleaning. Supervises efforts and training for the campus IAQ maintenance team, works with other PM team members as needed. Leads staff in troubleshooting and executing the in-house work within the established time frames, industry standards, and costs.
- Routinely inspects work and provides measures to ensure tasks are completed to campus specifications and industry standards. Works with other campus experts and specialty staff such as campus architects, engineers, EH&S, building code office, and other project managers to schedule and ensure projects are completed as designed. Collaborates with Maintenance Zones/Shops for task needs. Communicates with all departmental facilities representatives/users/owners and coordinates work schedules. Works with contractors on a smaller scale to provide IAQ cleaning efforts. Supports Maintenance leadership by providing performance reports and other guidance concerning IAQ tasks.
- Participates in the recruiting, hiring, training, coaching, evaluation, and disciplinary processes of direct reports. Ensures staff are adequately trained, have appropriate tools and materials, and are aware of relevant workplace hazards. Works closely with EHS staff to ensure this IAQ Maintenance team has proper HVAC system cleaning training. Supervises assigned staff and their performance of assigned work. Schedules prioritizes and organizes work. Approves time sheets, leave, and other processes.
- Completes required safety training and complies with all safety standards including, but not limited to lock out-tag out, confined space safety, safe handling of hazardous chemicals, participation in campus safety teams, and wearing required personal protective equipment (PPE). Reports complex and/or unusual problems to the supervisor and coordinates with other Maintenance staff as required to complete complex tasks. Completes other relevant duties as assigned and operates a university vehicle.
