OUR ANNUAL STEAM OUTAGE IS SCHEDULED FOR
SATURDAY, APRIL 26, 2008 AT 12:00 NOON THROUGH MONDAY, MAY 5, 2008 AT 12:00 NOON
Please note this is the second year we will be conducting our annual steam outage at the end of the spring semester in lieu of the end of the summer. The feedback I gathered after last year's outage confirmed that the general campus preference was to have the outage in the spring. Hopefully, that will continue to be the case.
During this outage there will be no steam available on campus while we perform required maintenance. In general there should be minimized impact on the campus community since steam is not generally needed for building heating at this time of year. In addition, the residence halls will be closed. There are some specific areas that will be affected that use steam for other uses such as autoclaves. Building cooling will not be affected, but there may be some areas that will be cooler than normal due to steam not being available for tempering the cold air supply. If your work space is uncomfortable to the point that it is affecting your performance, please contact the Service Center at 644-2424. We'll do our best to minimize the problems the outage causes.
This annual outage is necessary to accomplish much-needed repairs and preventive work that cannot be done while the boilers are in operation and the steam pipes are pressurized. Thank you in advance for your patience and understanding. If there are any questions or concerns, please call the Utilities Section at 644-3876 or, feel free to call me personally at 644-8136.
Why do we have an annual steam outage??
Many people wonder why we have to shut down the entire steam system instead of just a section at a time. In addition, 9 days seems like a long time. However, there are a lot of tasks that can only be accomplished with the steam system shut down. The tasks include work inside the boilers and deaerator tank as well as work on the external appurtenances of the boiler and the various steam and condensate systems inside the plant. In addition, we take advantage of the shutdown to repair various leaks that develop in the campus steam distribution system.
There are certain restraints that dictate the time required. For example, it takes 3 days after the boilers are secured before they have cooled sufficiently to allow personnel to enter the boilers. It also takes 1 1/2 days to re-fire the boilers as this must be done slowly or new refractory will crack and thermal stresses can cause tube failures in the boilers. Thus 4 1/2 days is required just for cooling and re-firing.
Please be assured that we are doing everything we can to limit the amount of time for the annual shutdown. Considerable overtime is worked during this time and we hire several outside contractors to assist. We also start planning the shutdown many months in advance and we are most careful to be sure we have all parts and materials needed on-site before we start the work.
Our efforts to limit the length of the shutdown have paid dividends in that the shutdown used to be scheduled for 15 days and we now keep it down to 9 days.
Please understand that the annual maintenance shutdown is needed in order to provide maximum equipment life, to ensure the necessary reliability for the upcoming winter months and to meet safety and insurance requirements.
NOTICE - CAMPUS ROAD CLOSURES
This message has been approved by John R. Carnaghi, Senior Vice President of Finance & Administration, for distribution to all faculty and staff.
Spirit Way (formerly Connector Rd.) And Chieftan Way
April 28 - May 12, 2008
This intersection will be under construction, and one lane of Chieftan Way (between the entrance to the large student parking lot #435 north of Howser Stadium and the new Chemistry Building) will be closed. Traffic traveling east on Spirit Way will be routed through the Leach parking lot south to Chieftan during this period. Be prepared for delays, and select an alternate route, if possible.
Learning Way (formerly Wildwood Dr.)
May 5 - August 15, 2008
The affected portion is between the Varsity Drive intersection and the Woodward pedestrian way. During this time, one lane will be closed due to road and sidewalk improvements. Flagmen and warning signage will be present, so be prepared for delays. Select an alternate route, if possible.
Convocation Way (formerly Ivy Way) and University Way North and University Way South
April 14 - August 15, 2008
Convocation Way between University Way North and University Way South will be completely closed April 28 - June 20, 2008. To facilitate access for service vehicles, University Way South will become two-way and the gate will be removed. From June 21 - August 15, one lane of Convocation Way will be open for service vehicles and University Way South will be restored to its original one-way configuration. University Way North will be closed from April 14, 2008 through approximately April 2010. (Access to the loading dock at Ruby Diamond will be provided through May 5.)
